What is an EICR

EICR stands for 'Electrical Installation Condition Report', which is the official name for this service. However many people also refer to these as a Landlord Safety Check or Homebuyers Test. An EICR is an inspection and test carried out to give an overview of the condition of an electrical installation in both terms of electrical safety and compliance with ever changing electrical regulations. This is an inspection and test that all landlords or homeowners should have.

An EICR is important to ensure that your electrical installation is safe for continued use and compliant with current regulations

All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to make sure they are in a satisfactory and safe condition for continued use.

As the alternative names suggest (Landlord Safety Check or Homebuyers Test), it is highly advisable to both homeowners and landlords to conduct an EICR. Particular areas that the test picks up on are:

  • Identify any unsafe DIY work that has been completed by previous owners
  • Search for any electrocution or fire risks within the property

It is important to recognise, as a Landlord, if a tenant gets electrocuted due to unsafe electrics, the Landlord can be prosecuted, regardless of whether or not they were aware of the laws.

Many faults can’t be seen simply by looking and are only picked up during testing by a professional electical service.

As of July 1st 2020 all new tenancies in rental properties will require a satisfactory EICR
As of April 2021 all rental properties will require a satisfactory EICR

An EICR on a typical 3-bed property takes around 3 hours with the power likely to be switched off for the majority of this time. We understand this can be a major inconvinience, which is why we work with you or your tenants to ensure we keep disruption to a minimum while we carry out our works!

A qualified and accredited electrician belonging to a recognised governing body such as the NICEIC. We only allow qualified and experienced electricians to work on our clients EICR checks, though we will sometimes have Electrician apprentices with them to learn on the job.

We remove the consumer unit cover and inspect and test all circuits.

We carry out a visual check of electrical accessories throughout the property including lights, switches, sockets and fans.

We take test results from a sample of locations for each electrical circuit to build up a picture of the condition of the electrical installation.

All installations deteriorate with age and use, so we are looking for anything that is damaged or dangerous as well as any departures from the current regulations.

– Typically we would need the power to be switched off for 2-3 hours.
– Any sensitive equipment such as computers etc would need to be unplugged.
– We would need access to all areas of the property that are connected to the electrical installation, however don’t worry too much if there is large, heavy furniture in some areas as we do not inspect every single accessory – 20% of accessories will be inspected.
